In Spain, if you own a brand new commercial unit it comes totally empty with only the four walls. Many owners leave these buildings like this until they get a 5 or 10 year leasehold tenant who wants to open their own business. The tenant then installs the doors, windows, toilets, tiles on the floor - absolutely everything until the shop or bar is fully fitted out and functional. The owner benefits from having a fully decorated building and the tenant benefits because when he sells the business the fixtures and fittings, which he has installed, are part of the sale price. This means, when you look at a leasehold premises that may look to be totally empty, there is often still a cost to start the lease because the previous leaseholder wants money for installing the basic fittings suchs as doors, windows and floor tiles!Many businesses which do not trade as well as expected, find they are valued at a lower price (purely based on the business profits) than the amount of money spent to start the business from scratch with an empty shell. These businesses are usually valued too high and are harder to sell. Proving turnover figures is tricky in Spain because accountants only do single entry book-keeping and normally only log and audit the purchase invoices of a business.
